East Nashville neighborhoods we work in

We paint across East Nashville, from Edgefield and Lockeland Springs near the river to Rosebank, Eastwood and Inglewood further out. Shelby Park and Shelby Bottoms run along the Cumberland on the east side, and Gallatin Avenue and Main Street carry most of the traffic. Parts of East Nashville were hit by tornadoes in 1998 and again in March 2020, so many houses mix original materials with newer repairs.

Painting East Nashville's older homes and new infill

Old wood, old paint and careful prep

East Nashville is the part of Nashville across the Cumberland River from downtown, a group of neighborhoods that includes Edgefield, Lockeland Springs, Five Points, Cleveland Park and Inglewood. Much of it was built between the late 1800s and the 1940s, so a paint job here usually means working with old wood and many layers of old paint. We come up from Spring Hill, about 31 miles away.

The housing here runs from Victorian and Queen Anne houses to Craftsman bungalows and foursquares. Many bungalows date to the rebuilding after the East Nashville fire of 1916, which burned hundreds of homes. Most have wood lap siding, deep front porches with columns and railings, and beadboard porch ceilings. Paint on these houses fails at the edges first: window sills, porch floors, the bottoms of columns and the lowest siding boards, where rain splashes back and water sits.

Prep is most of the job. We scrape loose paint, sand edges smooth, fill and caulk gaps, and prime bare wood before two finish coats of Sherwin-Williams exterior paint. Homes built before 1978 may have lead paint under the newer layers, so ask about testing before any scraping or sanding. If your house sits in a historic or conservation overlay, check with Metro's historic zoning staff before replacing siding, windows or trim. Our historic home painting page explains our approach in more detail.

Alongside the old houses, East Nashville has plenty of new infill, from tall narrow houses to duplexes clad in fiber cement. Those need less scraping but often have thin builder paint and open caulk joints within a few years. Logistics are tight here: narrow streets, alley access, street parking and close neighbors. Weekends around Five Points get crowded, and the Tomato Art Fest each August fills the area, so we plan crew days and parking around them.

  • We couldn’t be happier with the incredible job Lupe did on our paint project that included 20ft ceilings. From the beginning, the staff was very easy to work with and was very communicative. When painting began, Lupe arrived on time, was efficient, and was a pleasure to have around. Lupe kept everything clean and organized. The finished result looks amazing. We appreciate all of Lupe’s hard work and respect that he showed our home. We highly recommend PaintPro, and especially Lupe when someone is looking for a talented painter.

  • I highly recommend Paint Pro! We could not be happier with the work they did on our kitchen cabinets. The transformation honestly exceeded our expectations. The cabinets look absolutely beautiful, and it feels like we have a brand-new kitchen. The woman who completed the work in our home did a phenomenal job. She was professional, meticulous, and clearly took pride in her work. What impressed us even more was her attention to detail after the main job was finished. She made sure the little touch-ups were addressed and that everything looked right before the project was truly complete. We had previously received a quote of around $40,000 from another company for a kitchen renovation, so we were looking for a more reasonable way to update the space. Paint Pro came in at a fraction of that cost and gave us a result that looks better than we could have imagined. From the quality of the workmanship to the final appearance of our cabinets, we genuinely could not have asked for a better experience. Our kitchen has been completely transformed. We would absolutely use Paint Pro again and highly recommend them to anyone considering having their cabinets refinished or painted.

Frequently asked painting questions

Is East Nashville a separate town?

No. East Nashville is the name for the cluster of Nashville neighborhoods on the east bank of the Cumberland River, all inside Metro and Davidson County. Some of those neighborhoods sit in historic or conservation overlays, so check with Metro before changing materials on an older house.

Do I need approval to repaint a house in a historic overlay?

Rules differ by overlay and by the kind of work, so check with Metro's historic zoning staff before you start. Replacing siding, windows or trim draws more attention than a repaint in matching materials. We are glad to work from whatever guidance you receive and keep original details intact.

What about lead paint on an older East Nashville house?

Homes built before 1978 may have lead paint somewhere under the current coats, and most East Nashville houses are older than that. Ask about testing before any work that disturbs old paint, such as scraping or sanding. Knowing what is on the walls lets the job be planned to keep dust under control.

Can you repaint our front porch?

Yes. Porches are where East Nashville paint fails first, so we pay close attention to floors, steps, railings, column bases and beadboard ceilings. We scrape and sand loose paint, prime bare wood and use coatings suited to each surface, including a floor paint that handles foot traffic.

We look at access during the free estimate. If there is alley access, we often stage from the back. Otherwise we keep vehicles to a minimum and work around neighbors' driveways and street parking. On Five Points weekends or festival days, we adjust the schedule so crews are not stuck in traffic.
