Yes. A lot of our Pleasant View requests are for homes only a few years old, where the builder paint is showing wear and settling has opened cracks at trim and drywall. We repair those spots, recaulk, and repaint with a finish you can wipe down. Changing the builder's single wall color is a common part of the job.
We wash the lower walls first and treat stubborn clay stains before any primer or paint goes on. If the stain has already bled into old paint, a stain-blocking primer keeps it from coming back through. Keeping gutters clear and mulch or gravel along the foundation also cuts down on splash after a storm.
It depends on the lumber and the weather, so there is no single answer. Fresh pressure-treated wood is often too wet to take stain right away. We test how the wood absorbs water before we stain. If it beads up, we wait. Staining too early leads to blotchy color and a finish that peels.
